If you had a beach house???????????????????

my family already has a beach house...but...

Porch- Would have a beautiful view of the sea, blue plush chairs, seashells on the walls, coffee table, maybe a radio, hardwood flooring, a small, fancy table lamp.

Living Room- Matching blue sofa and chairs, HUUUUUUUGGGGEEEEE wall flat screen, a wii, huge fishtank built into the wall, no cieling, just a huuuuggeee skylight windows, sea paintings, the walls would be a dark blue, the carpet a light blue.

Kitchen-tile flooring, each tile having something to do with the sea (like a shell or a fish) the fridge would be stainless steel, marble countertop, chandelier, stainless steal cabinets, sink with a motion sensor, a high tech oven, stove and dish washer.

Upstairs pool room (lol)- HUUUGEEEE inground pool on a balcony so everyone can see that I have a huge pool on a balcony. I would have a smoothie too!

OK i'm tired now I know I did not include bathroom or bedroom BUT ALL THIS WRITING IS TIRING MEH OUT LOL HOPE I HELPED!!! XD

what can I do to fix-up my beach house? The rental next to me is almost the same but it rents for more week?

we were thinking of redoing it with a tiki theme or like a jimmy buffet theme. Any suggestions. We are going to be tight this year, but we know we need to invest in it. Any other suggestions? I really want to stick out in the new rental book. Less the $5,000 please. Its going on credit. Vacation rentals have been slow due to the economy.

You have a beautiful, very large unit!
Kitchen/Dining room: has too many hard edges and is very leggy with all of the chairs & stools. I reccommend softening the look by adding some fabric and texture which will also add some color. Try draping a throw on the table or a table runner. Layer some dinnerware with bamboo chargers, dinner plates and bowls. Add some glasses and a tall centerpiece. I would even try removing a leaf and storing some of those chairs, if you could. Maybe set it for six and show off the square footage.

Family room: Centering your largest piece (sofa) at the fireplace is good. Try using the matching chairs opposite the love seat to make a grouping and add a rug large enough to have the front legs on the rug to anchor the room. It doesn't matter which side you place the love seat on. Then try placing the sofa table behind one of the pieces. It does appear that you are restricted because I believe you may have a stairway entering the space. Then, try to make a reading nook with the other chair in the corner. You will have to play around with the other table set or just store it. It is a family room first!
I know you must be thinking along the lines of a game table or extra seating. If you can store it, the renters can always bring it to the space. Are you leasing long term or short term?

It would be nice to use it outside on the deck, if it is possible. I dont' know if it is weather resistant.

For the master bedroom (floral) and second bedroom: hang the pictures 6" above the headboard to have a focal point and paint the rooms a warm beige. (Sorry, it is hard without seeing the light in the room).
For the white wicker w/yellow spreads: do the same or paint a pastel blue. Move pictures up a tad, add small vase of greens to the night stand.

Room with green/red spreads: Same thing or a cool green. Remove pictures totally, that are over the bed, add bed shirts to cover the frames. They sell bed risers at bed bath & beyond if you want to try elevating.

Do you need to have two sets of bunks? If not, set up as twins to make the room look larger. I can't imagine renting to accomodate that many people without totally destroying your place!

Pool Room/Sitting Room: Face the sofa towards the pool table and use the end tables accordingly, (not scattered). Remove the pictures near the TV so as not to draw attention to it.

Deck: Add some planters to the railings or some pots of plants to bring color. Try to have a nice seating area.

Play around. Start with your largest piece facing a focal point, bring in next largest pieces to form groups of seating. Add you lighting, trying to form a triangle around the room and lastly accessorize.
A shallow bowl with some beach sand and some tea lights would look nice on the coffee table. When grouping candle sticks, think in threes.

I love to cook to so every time I leave my kitchen to cook anywhere else (even another persons house) I always take my favorite knives (they are really sharp and different sizes), my whisk, cutting board (1 for just veggies and 1 for meat), my favorite pots or pans just one or 2 and my table top grill (I love to make pancakes and french toast on that only!). If I know that i am going to be baking I will take my measuring cups, spatula, and measuring spoons. Have fun!

And to the person that said "why would you cook if you are on vacation?"
That is something you will not understand if you are not a person who truly loves to cook. For a person that sees it as a gift and not a chore it can relive stress. If you are having a bad day and you go into your kitchen and fix up a hot meal, when it is time to sit down and enjoy that meal. The first bit.... it will then make your bad day turn right around and you will think to yourself SUCCESS! One thing that went right in the day! A FANTASTIC MEAL!

I am trying to plan a wedding on quite a tight budget and don't necesarily want to have to opt for a beach wedding like everyone else. But I still want it to be nice at the same time. I have a few months but not really too many. Help please?

there are some nice places you can rent for very little in that area. here are a few ideas.

the city of fernandina beach has several event auditoriums from large to small. the atlantic auditorium which can hold up to 325 people seated is available to rent for only 570 dollars for the whole day and this includes the kitchen and 225 chairs plus 30 tables. they have smaller auditoriums as well, all with tables and chairs and a kitchen, some rent for as little as 150 dollars. http://fbfl.us/index.aspx?NID=595 (don't freak of they require insurance because that type of insurance is very cheap and you or your parents can often get your homeowner policy to cover it for free)

the parish hall at blessed trinity catholic church in jacksonville rents for 850 dollars per day, which includes the cleaning fee. http://btccjax.org/html/events.html

you can rent the mansion in hilliard for the starting fee of only 200 dollars (if you rent it prior to october 2011), depending on how much space you need and whether you rent just the house or the grounds and the house. http://thehilliardmansion.com/

you didn't mention orange park, but if that is not too far away for you, there is a great wedding venue called winterbourne on st johns which comes fully decorated for weddings so you don't have to worry about doing that. the rental for ceremony and reception plus the reception food prices start at 1900 which is a complete package. http://www.winterbourneonstjohns.com/
